Located in South East Queensland’s most sought-after beachside suburb, 200 Hedges is the epitome of sophistication.
The five ocean houses each boast four levels, four bedrooms, three bathrooms, two powder rooms, 9ft ceilings, built-in wine cellar, internal lifts, private in-ground pool, a pool house, a private beach shower, two living areas, serviced rooftop terraces, expansive balcony, built-in study/library and two side-by-side secure car spaces.
Collaborating with Sandbox Properties, our objective was to furnish the primary residence, creating a sophisticated and luxurious interior that matched the exceptional quality and calibre of the high-end build.

200 Hedges is a stunning development in arguably the Gold Coast’s most desired street. What inspired the design concept for this project?
200 Hedges was meticulously crafted over a 2.5 year period. Our original designs were very lineal, however, during the early design phases of the process, a local project called ‘Norfolk’ designed by Koichi Takada was revealed. The unveiling of Norfolk had a dramatic impact on the direction of our design journey for Hedges and ultimately led to us exploring a more organic form.
The coastline was also always going to be celebrated in the design. The facade of Hedges is a direct superimposition of the local sandbank, with each level of the sandbank created at various times throughout the year.
Local environments always inspire our designs also - 200 Hedges captures a natural fingerprint and strongly connects the building design to its adjacent coastline.
When you engaged Kira & Kira to assist with the furnishing, what specific aesthetic or atmosphere were you aiming to create for those entering the space?
Engaging with Kira & Kira, we found that their beautiful furniture pieces truly reflect the GC lifestyle and they provided a creative team that genuinely elevated the Hedges project to a new level.
These homes are all about quality materials and high-spec finishes. Could you tell us about the material selection process and pairing?
In our projects we tend to focus on natural and neutral tones drawn from the local area. This was no exception for our Hedges project - we wanted to create a sophisticated yet refined palette that would allow buyers to furnish and characterise the home in their own unique way.
With the property located along the coastline, we chose a warm, neutral palette that showcased travertine, light oak and natural paved stone detailing throughout.
Designing a build of this calibre means considering the importance of functionality. What were some of the must-haves and/or practical aspects that you worked into this project to achieve the epitome of luxury living?
Whilst luxury is key, if usability/functionality is not prioritised, spaces will not be comfortably lived, which ultimately takes away from the lifestyle we promote with our properties.
In the Hedges project, we carefully considered every detail of the build and included a central lift for access to all floors including the rooftop. On the rooftop, we included a wet bar and additional powder room to avoid the need to travel downstairs. On the bottom floor, there’s a pool house also with a powder room and outdoor shower for return from the beach. On the main floor, we were able to create two living spaces - one that is a little more relaxed and then divided by the kitchen and wine cellar is the sunken living room that’s a little more formal and perfect for entertaining guests, away from the bustle of the kitchen.
We wanted to ensure we also had basic luxuries included, for example each bedroom has access to its own bathroom, generous built-in robes and we’ve used smart-tech throughout e.g. lighting and air conditioning control etc.
If you had to pick a favourite room, which would you choose and why?
It is always hard to select a favourite! We’re all about lifestyle so it's hard not to be drawn to the rooftop terrace and entertainment bar which have ocean views, however if we were forced to select a favourite area, then it's would be an even split between the kitchen and its sweeping 2-storey void overhead, and the master ensuite - both rooms have exceptional detailing and perfectly paired material palettes.
Were there any unexpected challenges during the construction process that you successfully overcame?
It has been well published the challenges the construction industry has faced over the past few years. We’re fortunate to have a qualified building designer and licensed builder as our founding Directors, so we were in a strong position to navigate whatever challenges confronted us. That being said, the 200 Hedges project was well-planned and we worked with the right project partners, so any small challenges we faced were overcome with the strong team we had around us!
And lastly, what is your favourite aspect of this project and why?
Completion is always our favourite part! Whilst there are many milestones in a project we like to celebrate along the way, our favourite part is always handing over our beautiful properties to our owners. All our builds are designed to be lived in, so this is where we get our greatest joy in the development process.
